QUITCLAIM DEED THIS INDENTURE made this 29th day of December, 1971, by and between COWPET BAY CORPORATION, a Virgin Islands corpo- ration, hereinafter referred to as the "GRANTOR", and ST. THOMAS YACHT CLUB, INC., a non-profit membership corporation incorpo- rated under the laws of the Virgin Islands, whose mailing address is P. O. Box 1486, St. Thomas, Virgin Islands, hereinafter re- ferred to as the "GRANTEE". WITNESSETH: That in consideration of the sum of Forty Thousand Dollars ($40,000.00), the receipt of which is hereby acknowledged, the Grantor hereby bargains, sells, grants, and releases unto the Grantee, its successors and assigns forever, in. fee simple absolute, all of that certain lot, plot, piece or parcel of land situate, lying and heing in St. Thomas, Virgin Islands, and described as follows: Parcel No. 8-57-3 Estate Nazareth No. 1 Red Hook Quarter, St. Thomas, Virgin Islands, as shown on Public Works Drawing No. D9-1028-T71 . …

THOMAS YACHT CLUB, INC., a non-profit membership corporation incorpo- rated under the laws of the Virgin Islands, whose mailing address is P. O. WITNESSETH: That in consideration of the sum of Forty Thousand Dollars ($40,000.00), the receipt of which is hereby acknowledged, the Grantor hereby bargains, sells, grants, and releases unto the Grantee, its successors and assigns forever, in. fee simple absolute, all of that certain lot, plot, piece or parcel of land situate, lying and heing in St. Thomas, Virgin Islands, and described as follows: Parcel No. 8-57-3 Estate Nazareth No. 1 Red Hook Quarter, St. Thomas, Virgin Islands, as shown on Public Works Drawing No. D9-1028-T71 . dated December 28, 1971, a copy of which is attached hereto, and more particularly described by metes and bounds as follows: Starting at a bound post which is the south west corner of Parcel No. 8-58 Estate Nazareth the line runs, N 84 degrees 30 minutes 00 seconds W a distance of 250.00 feet along Parcel No. 8-57 to a bound post and thence, N 03° degrees 45 minutes 00 seconds E a distance of 210.00 feet along Parcel No. 8-57 to a bound post and thence, S 68 degrees 59 minutes 27 seconds E a distance of 261.66 feet along Parcel No. 8-57 to a bound post and thence, S 03 degrees 45 minutes 00 seconds W a distance of . 140.00 feet along Parcel No. 8-58 to a bound post which is the point of starting. The area is one acre more or less. All distances are in U. S. feet and bearings from the magnetic meridian.
