Francis, Jr. Legislature of the Virgin Islands Capitol Building, Charlotte Amalie P.O. Box 1690 St. Thomas, Virgin Islands 00804 Dear President Francis, June 4th, 2024 As owner of Parcel no.19-1-2 Remainder, Estate Smith Bay, Nos. 1,2 &3 East End Quarter, St. Thomas, and authorized agent on behalf of the Ryan W. Greene Revocable Living Trust, Leah Kelly Tepera, Trustee for Parcel no. 19-1-2-7, Estate Smith Bay, Nos. 1, 2 & 3 East End Quarter, St. Thomas, | am seeking a zoning map amendment for both parcels, in order to construct a co-working business center. The business center would offer private and co-working offices, shared conference rooms with audio- visual systems, wireless / broadband internet services, shared office equipment including copy, scan and print ability, a kitchen and dining area to accommodate private and catered events, along with wheelchair accessible bathrooms, wheelchair accessible entrances and emergency exits. A co-working center such as this will be an asset to the St. Thomas business community, while offering various options to those traveling to the island for business, and tourists, many of whom telecommute while away from home. The site plan includes space designated for ample parking to accommodate groups attending networking events, presentations, seminars and the like. Hence, | would like to officially apply for a zoning map amendment from A-2 (Agricultural District) to B-3 (Business District) for both parcels, as conditionally presented on OLG Map no. D9-9375-T019, showing Parcel 19-1-2 Remainder, consisting of 13.460 acres and Parcel] 19-1-2-7, consisting of 2.577 acres. The representative for this re-zoning application is Mr. Adlah A. Donastorg, Jr., CEO / President, Fine Print Consulting Services, LLC, P.O. Box 306004, St. Thomas, Vi 00803, tel. (340) 690-0232. | am asking that you give this matter your careful and thoughtful consideration. Sipgerely, _ [Vy f | Candace ae hp
