November 25, 2019 AMENDMENT FOUR (4) IFB008VIPC20 (C)- Build Out Services at Plot #59 Estate Castle Coakley, Christiansted, St. Croix, USVI INSERT: Question and Answers QUESTION: On the partition walls do you need sound insulation? ANSWER: Yes, R11 Question: There is no baseboard line item on the bid sheet. Will you need wood baseboard or vinyl cove base? Answer: No. Wood baseboard, 4” width. It will be reflected in the scope of work. Question: On the walk through of the new building some of the sheetrock work on the bathroom walls need to finish with compound and paint. Who is responsible for to finish this? Landlord or contractor. Answer: The contractor. Question: The drawings provided for electrical will it be sufficient to submit for an electrical permit? Answer: Some adjustments may be needed and DPW will work with the contractor to accomplish the permit. ANSWER: Yes, R11 Question: There is no baseboard line item on the bid sheet. Will you need wood baseboard or vinyl cove base? Answer: No. Wood baseboard, 4” width. Answer: The landlord will be responsible for this Question: Do you need fire extinguishers cabinets? Answer: No. just the fire extinguishers, 5 lb. cylinder with swivel. Question: On the door locks do you need lever or knob? Do you need a master key? Answer: Levers type door handles shall be placed on the door. No master key is required. Question: On the partition walls can we use 20-gauge studs? Answer: The contractor can use 18-gauge studs Question: On the drawing it shows a kitchen will be there be specs provided? Kitchen design and counter tops. Cut wall and slab to connect to sewer line. Answer: The contractor shall charge for a 8foot lower and upper cabinet with sink and vinyl counter top. The drainage pipe will be connected to the sewer on the outside. Question: On the ceiling do you need any insulation for sound? Answer: No. Question: Can you please provide a line item on the bid tab with quantity required for the baseboard installation including the size, style, wood species, and finish? Answer: That will be provided Question: The plans show cabinetry in the Kitchen. Please provide a line item on the bid tab with quantity required and the cabinet design and elevation for the cabinets including style and color of the cabinets and counters? Answer: That will be provided Question: Can you please provide a line item on the bid tab and specification for the kitchen sink and faucet discussed during the site visit? Answer: That will be provided Question: How many data drops per location shown on the plan? Answer: Please check on the scope of work Question: How many telephone drops per location shown on the plan? Answer: Please check on the scope of work Question: Does the quantity of wall installation include the walls shown as existing on the plans? Answer: The quantity of wall that will be installed is that which is proposed Question: Who is responsible for the permit costs? Answer: The VIPD will try and get a waiver from DPNR Question: Please provide a specification for the door hardware including the bran, model, function, and finish. Answer: The doors will be solid doors with lever type locks. All molding will be made from wood Question: Will a master key be required? If so, please provide a keying schedule and add it to the bid tab? Answer: No master key will be required Question: Sound control insulation is shown on the wall section on the plans, but is not listed on the bid tab? Answer: The R-11 insulation shall be included in the cost to construct the wall Question: What is the finish of the drywall at the connection to the ceiling grid? Is a plastic J mold acceptable or is tape and finished J bead required? (See attached) Answer: The drywall shall be placed just above the ceiling. The channels shall be adjusted for this. Question: Please verify, is the landlord is responsible for the electrical wiring for the HVAC units or if it is part of our SOW? Answer: The landlord will be responsible for the electrical wiring of the HVAC units Question: The electric panel schedule does not show breakers for the HVAC. The electrical scope of work only includes energizing two of the eight electrical panels in the building. How will the HVAC be energized? Answer: The electrical for the HVAC will be done by the landlord Question: Will a generator be installed on the building? Answer: No. This is not in the current SOW Question: The existing electrical service entrance is prewired for an 800- amp main with eight meters, one for each interior electrical panel. The plan askes for a new 400-amp main service entrance with a single meter that would be controlled by CY’s. This will be a substantial additional cost to the project. Would multiple meters be an acceptable value engineering alternative? Answer: Yes, multiple meters will be acceptable Question: Are there any special electrical or grounding needs for the server room? Answer: The S.O.W already calls for the receptacles for the data line along with the installation of the network hub with all lines coming from the various offices. The lines shall be ready to go once VIYA activate the main line. Question: We would like to request a bid extension to 6 December 2019? Answer: Extension has been given to Dec 4, 2019 @ 10:00 am Question: Can you please provide an attachment detail of wall assembly to existing ceiling grid as it is already in place? Answer: All stud walls shall be constructed just above (4”) the reflective ceiling. Adjustments shall be made to the metals channels to reflect this. All other terms and conditions remain the same. A copy of this amendment must be returned with your bid.
