6682920 WARRANTY DEED THIS WARRANTY DEED is made this (3 ot day of October, 2023, by and between CARLOS FELIPE FARCHETTE AND JOHN J. FARCHETTE, III, of P.O. Box 26574 Christiansted, U.S. Virgin Islands 00824 (hereinafter collectively, the “Grantors”), and FOUNDATION HOLDINGS, INC. of 1023 Market Street Street, Christiansted, U.S. Virgin Islands 00820 (hereinafter collectively, the “Grantee”). NOW THEREFORE WITNESSETH: That the Grantors, for and in consideration of the sum of TEN 00/100 U. S. TOGETHER WITH all improvements, thereon and rights, privileges and appurtenances belonging thereto; SUBJECT HOWEVER TO all easements, rights of way, conditions, rules, covenants, agreements, and restrictions of public record; and all zoning, building, environmental and other laws, regulations, easements and declarations affecting the use and occupancy of the premises, and all real property and ad valorem taxes for the year 2024 and all years thereafter (collectively “Permitted Exceptions”); TO HAVE AND TO HOLD all of the Grantors’ right, title, interest, claim and demand in and to said premises together with the improvements located thereon, if any, unto the Grantee, its successors and assigns in fee simple absolute forever; AND THE GRANTORS COVENANT AND WARRANT AS FOLLOWS: 1. That the said Grantors are seized of said Property in fee simple, and have good right to convey their interest in the same; 2. That the Grantee is forever entitled to quietly enjoy said Property; 3. It is hereby certified that the foregoing transaction is exempt from the payment of Stamp Taxes as the transfer is for a domestic, not for profit corporation in good standing in the United States Virgin Islands.
