‘EASEMENT THE UNDERSIGNED, A.B.M, & C. Co., Inc.,.a Virgin Islands corporation (hereinafter réferred to as "Grantor"), being the owner of Parcel No, 14-3 Estate Carolina, No. 1 Coral Bay Quarter, St. John, U.S. Virgin Islands, in consideration of TEN DOLLARS. ($10.00) and other good and valuable consideration, receipt of which is hereby acknowledged, hereby grants, bargains, sells and conveys to David Cerruti, Rene Servant, Marie Therese Servant and Peter De Falco, whose collective mailing address is Parcel No. 1-8 Estate Caroliria, Coral Bay, St. John, U.S. Virgin Islands 00803 (hereinafter. collectively referred to as "Grantee"), their heirs, successors and assigns,-a driveway easement in perpetuity providing access to and egress from Parcel No. 14 Remainder Estate Carolina, No. 1 Coral Bay Quarter, St. John, U.S. Virgin Islands, over and across the following real property: Parcel No. 14-3 Estate Carolina No. 1 Coral Bay Quarter St. John, U.S. Virgin Islands The area comprising the easément and the dimensions and location of the easement are.as shown on O.L.G. No. D9-5124-T91, a copy of which is attached hereto. as Exhibit A. and incorporated herein. The Grantee shall defend, indemnify and hold the Grantor and Grantor's successors in interest. harmless from any and all claims, loss, damage or liability that may. arise from or be related to the use of the casement’area ‘by the Grantee or Grantee's succéssors in interest. This easement and its benefits, burdens and obligations are: in perpetuity and are appurtenant to those real properties described as Parcel No. 14 Remainder Estate Carolina, No. | Coral Bay Quarter, St. John, U.S, Virgin Islands and Parcel No. 14-3 Estate Carolina, No. 1 Coral Bay Quarter, St. John, U-S. Virgin Istands and shall un with the land. The Grantor and Grantee agree that the route of the easement shall be relocated to run parallel to and along the northeastern boundaries of Parcel Nos. 14-3 and No. 14 Remainder’ Estate Carolina, No. | Coral Bay Quarter, St. John, U.S. Virgin Islands, with the southwestern boundary of Parcel No, 10C Estaté Carolina, No. 1 Coral Bay Quarter, St. John, U.S. Virgin islands, when said boundary is confirmed by the Territorial Court of the Virgin Islands in the BASEMENT lawsuit to determine boundaries captioned Marsh, et. al. v.
