THOMAS FEDERAL CREDIT UNION, whose address is P.O. Box 1138, St. Thomas, Virgin Islands 00804-1138 (hereinafter the “Grantee”). WITNESSETH That for and in consideration of the sum of EIGHT HUNDRED SEVENTY THOUSAND ($870,000.00) DOLLARS, receipt of which is hereby acknowledged, the Grantor hereby grants and conveys to the Grantee, Grantee’s heirs, successors and assigns, the real property lying and situate in St. Thomas, U. S. Virgin Islands, to wit: Parcel No. 100-1C Estate Taarneberg, King’s Quarter, St. Thomas, Virgin Islands, consistmg of 2.0 U.S. acres more or less as shown on OLG Drawing No. D9-8595-TO11 (hereinafter the "Property”) TOGETHER WITH any improvements thereon and the rights, privileges and appurtenances thereto including, but not limited to, an easement for access over the streets and roads abutting the Property. SUBJECT, HOWEVER, to Virgin Islands Zoning regulations and to the covenants, conditions, restrictions, easements and agreements of record. TO HAVE AND TO HOLD the premises conveyed unto Grantee, Grantee’s successors and assigns in fee simple forever. AND THE GRANTOR HEREBY WARRANTS: 1. That Grantor is seised of the said premises in fee simple and has good right to convey the same. 2. That the Grantee shall quietly enjoy the said premises. 3. That the said premises are free from encumbrances except as set forth or referred to above. 4, That the Grantor will execute or procure any further necessary assurance of the title to said premises; and 5.
