The future development for that property will include mixed use residential and commercial uses. ## Slide 11 AMENDMENT REQUEST PURPOSE (cont’d) Residential Complex: The property will feature a residential complex, with one, two and three-bedroom apartments. Complex will accommodate multiple sized families for long-term quality housing. Complex will help meet the growing demand for residential units in the Smith Bay area. A small percentage of short-term rentals may be provided as well. ## Slide 12 AMENDMENT REQUEST PURPOSE (cont’d) Nursery School (Children’s Day Care): A daycare center is proposed to serve families in the project area as well as the surrounding area. Daycare will offer a safe and convenient place for children during their parents’ work hours. The location is ideal as a daycare, as it is within proximity to residential areas and would provide a much-needed service to working parents. ## Slide 13 AMENDMENT REQUEST PURPOSE (cont’d) General offices: The future development will include services such as a management/leasing office to mainly support the operations of the complex. Other businesses opportunities will include, a small commercial laundry for use by tenants and area residents. A mailbox rental business providing rental options to individuals and businesses. ## Slide 14 AMENDMENT REQUEST PURPOSE (cont’d) Warehouse and Storage Use: Development will include a warehouse/storage area for long-term storage needs of individuals and businesses. Storage facility will be discreetly located and designed to minimize visual impact on the surrounding neighborhood. Building #1 is proposed to be used for short and long-term rentals: 1 four-bedroom unit 2 two-bedroom units 3 one-bedroom units Cistern capacity is 30,935 gallons and the septic capacity is 2,500 gallons. Building #2 is proposed to be used as a daycare center on the first level, with office spaces on the second and third floors. Cistern capacity is 34,260 gallons and the septic capacity is 2,500 gallons. Building #3 is proposed to contain residential units: 3 three-bedroom units 3 one-bedroom units. Cistern capacity is 38,208 gallons and the septic capacity is 2,500 gallons. ## Slide 17 THE PROPOSED USE IF THE REZONING WERE TO OCCUR(cont’d) Building #4 is proposed to contain residential units: 3 one-bedroom units 3 two-bedroom units. Cistern capacity is 34,260 gallons. Building #5 is proposed to contain residential units: 3 one-bedroom units 3 two-bedroom units. Cistern capacity is 34,260 gallons and the septic capacity is 2,500 gallons. Building #6 is proposed to contain residential units, specifically 2 three-bedroom units and 2 one-bedroom units on the second and third floors. This building will also contain a laundry and storage areas on the first floor. ## Slide 18 THE PROPOSED USE IF THE REZONING WERE TO OCCUR (cont’d) In summary, there will be one 4-bedroom unit, five 3-bedroom units, eight 2-bedroom units, and fourteen 1-bedroom units, for a total of 28 residential units, and 9 commercial spaces. The maximum number of people occupying this lot will be 112 . Each building will have the required size cistern along with public access water and well water access. The total maximum lot occupancy is 26,710 SF, the actual lot occupancy is 15,755 SF. Permitted lot occupancy is 58%. ## Slide 19 COMPATIBILITY OF USES Use is Compatible with surrounding land uses that include scattered residential and commercial elements. The US Citizenship and Immigration Services Building is nearby. A shopping center (Crosswinds Plaza) with a gym, restaurant and furniture store is located nearby. The closest residence is more than 300 feet away. The Property is near to the Red Hook Dock. The Property is within walking distance of Lindqvist Beach and Sapphire Beach.
